The nearest mainline station is Kings Lynn which is about 16 miles away.
Sextons Place is nestled in Sextons Yard, located just off the High Street in Docking and which comprises of 3 traditional flint cottages facing inwards to the private courtyard. The yard is not signposted, so as a guide when entering Docking on the B1454 from Fakenham the shared gravel drive entrance for Sextons Yard is on the right hand side situated in-between Beck Cottage and Ivy Cottage (if you go past the Bayfield Surgery you’ve slightly overshot).
Arrival after 4pm on arrival date. Departure is by 10am.
There are two private parking spaces in front of the garage. There is one small step leading down from the parking area to the cottage.
Once inside on the ground floor, all the rooms can be traversed on one level. The sitting room is carpeted, all other rooms are either tiled or have wooden flooring. There is a doorstep from the kitchen leading out to the enclosed rear garden.
All 3 bedrooms and both bathrooms are on the first floor and accessed up a flight of stairs. The staircase is carpeted and has a handrail on the right hand side.
Once upstairs on the main landing, the bedrooms can all be accessed without traversing up or down any more steps. All of the bedrooms and landing are carpeted and the 2 bathrooms each have wooden flooring. The ensuite has a roll top bath and a separate walk in shower. The shower in the family bathroom is over the bath with a glass shower screen.
The beds in the master and twin rooms are of standard height. The bed in the double is low level, but very comfy!
The private rear garden is accessed either through the kitchen door or through the side garden to the left of the garage. There are a couple of small steps leading down into the rear garden area from this side garden.
We have a Webber charcoal barbeque for your use. Please bring your own charcoal as this is not provided. We would ask that you please leave the barbeque in a state of cleanliness as you would wish to find it yourself.

- All bed linen and towels (excluding cot linen). The beds will be made up for your arrival. Please note that all our bedding is feather. Synthetic bedding is available on request.
- Two travel cots with mattress cover but not bedding
- Use of all children’s equipment (highchair, changing mat, portable stair gate)
- Free WiFi throughout the cottage
- Hand wash in kitchen and all bathrooms
- All kitchen essentials such as washing up liquid, dishwasher tablets, washing powder, toilet rolls, cling film, tea, coffee, sugar etc
- Sponge, tea towels and oven gloves
- An initial supply of logs and kindling from October through to March
- A selection of games, jigsaw puzzles, books, DVDs for all ages and childrens toys
- Christmas tree and decorations over Christmas and New Year
- Beach chairs, windbreak, picnic basket, cool bag, picnic blanket, beach toys
Please recycle all paper / plastic / glass in the recycling bins provided for collection.
For normal weekly bookings, there are no additional charges other than our stated prices on the website. Additional charges will only be incurred in the following circumstances;
1) For additional housekeeping services over and above those already provided, we can arrange these for you but guests will need to pay this directly to the housekeeper.
2) For any damage or breakages unnecessarily caused by guests other than fair wear and tear and accidental damage, we will discuss the cost of replacement / repair with you. If something does get damaged, please don’t worry as accidents happen, however we would be grateful if you could notify us as soon as possible in order that we can organise the necessary repair / replacement for the next guests.

Please find below details of the fire safety measures which we kindly draw to the attention of all our guests along with what to do in the unlikely event that a fire does occur. Much of this will no doubt be common sense, however, we are required by law to bring this to your attention. Should you have any questions or specific concerns, then please do not hesitate to get in touch.
Fire risk precautions
- Please do not smoke or vape inside the cottage, the summer house or in close proximity to either building when outside.
- When using the wood burning stove and at the end of an evening when you retire to bed, please would you keep the lounge door closed.
- If you clean out the stove, please ensure that the embers are completely cooled before doing so and dispose of the ash in the metal ash container located on the hearth.
- Please ensure that any burning candles are not left unattended and are safely extinguished at the end of the night.
- Please do not switch on the dish washer, washing machine or tumble dryer when you retire to bed as this is known to be one of the biggest causes of house fires.
- When cooking we would be most grateful if you could please refrain from doing any deep fat frying as this can also be a raised fire hazard.
What to do in the event of a fire
- Smoke alarms are fitted upstairs and downstairs and there is a carbon monoxide alarm in the lounge. If any of these alarms are activated, please evacuate the property immediately before contacting emergency services.
- A fire extinguisher and a fire blanket are in the utility room for extinguishing a small fire. We would be grateful if you would familiarise yourself with how to use these items. For anything other than a small fire please evacuate the property immediately as your safety is our main priority.
- There are emergency lights plugged into each of the bedrooms and the landing which have motion sensors and will automatically light up at night. These also have a torch which can be removed and used to aid a safe evacuation. It goes without saying that we would greatly appreciate if these lights can be left plugged in the designated areas.
- Escape routes from the property are via the kitchen door and the front door.
- It is always best to evacuate the property before calling the emergency services and once you are safely able to do so. If for any reason you are unable to use your mobile phone to call the emergency services, then the landline is set up to allow such a call (otherwise the landline is for incoming calls only).
